The always-ebullient John Richards, chief executive of Hammerson, becomes unusually serious when talking about the state of the property market – although his face quickly lifts when he refers to his company’s prospects in the downturn.
“In absolute fund management terms, our performance makes us a superstar,” Mr Richards claims, referring to the most recent set of results which both outpaced the broader property market and beat analyst expectations.
