More than a fifth of estate agencies went out of business last year, according to Rightmove, the property website, although resilience in other parts of its business helped boost full-year profits.

Rightmove on Friday said there were early signs of a recovery in the market, however, with the return of near-record volumes of traffic among would-be housebuyers monitoring the falling market.
