Selling up and renting is a drastic way of avoiding house price falls. It’s also expensive: estate agents take thousands in commission and stamp duty of up to 4 per cent is a significant cost of buying back into a (hopefully cheaper) market later.

Spread betting on property prices is one of the few ways of hedging against the risk that the currently softening housing market turns into something nastier – without having to offload your home.
