Joy McCallin and her son Gabriel have both felt the tremors of the earthquake that has shaken the mortgage market since last August.

But while Ms McCallin has been able to take advantage of the huge price growth of the past few years, Gabriel is part of a generation that is struggling to rise up the housing ladder.
