Cautious lenders increase fees as rates are cut

Further reductions to fixed-rate deals have this week been hailed by estate agents as proof that the mortgage market is finally opening up.

But, in a sign that mortgage providers remain conservative about who they will lend to, arrangement fees been raised by an average of £100 in the past month, and the maximum loan-to-value ratios on offer have continued to fall.
