Peter Vernon has the relaxed air of a man with control of one of the largest property portfolios in the UK and with only one shareholder to please.
The shareholder is the Duke of Westminster, and the portfolio is made up of the most affluent areas of central London, as well as huge regeneration projects in cities such as Liverpool.
